with building regulations.
Due Diligence
The technical audit service is aimed at clients who intend to acquire a property, invest in a commenced or existing facility or assess the market value of an existing property.
A Due Diligence report is a collection of information about the actual technical condition of a property/property and identified defects, which makes it possible to predict the costs necessary to be incurred by the client after purchase or to point out other risks – liabilities that need to be worked through. Awareness of such risks and the costs arising from them is, above all, a security for the future buyer, but also excellent negotiating arguments in the process of purchasing the property itself.
As part of the Due Diligence service, we offer the preparation of a report covering technical and formal-legal issues. Based on a thorough analysis, we identify risks, indicate estimated costs of corrective measures resulting from the identified flaws/risks and recommend further course of action to the client.

Management
Effective and professional project management is a key aspect of any investment.
Project coordination is a service provided in the capacity of Substitute Investor, Project Manager or Contract Engineer.
Whatever the nomenclature, this is a key role in the preparation and implementation of any Project.
Within the scope of the above function and the powers of attorney granted, we are the Investor’s representative in the investment process, coordinating the activities of all entities involved, while taking care of the client’s welfare.
Project Preparation Phase

I always use these words of Abraham Lincoln to encourage investors to cooperate with me at a very early stage of investment, because planning and good preparation of an investment translates into tangible benefits for the investor during project implementation.
Professional Project Management at its early stages ensures not only the right selection of the project team, the optimum choice of works contractor, but also allows us to involve our team of experts in the project development process. By sharing knowledge and experience at this stage, we avoid mistakes and unnecessary costs. All of this means that in the next phase, we proceed to complete the Project with a much greater guarantee that the budget and schedule will be met.
In this phase of the project we offer:
- organisation of the process of selecting the appropriate project unit for the task
- defining guidelines for the design concept based on the client's needs
- coordination of design work
- ongoing monitoring and advice on selecting the most optimal design solutions
- verification of submitted projects (conceptual, construction, detailed design)
- preparation of tender materials, including technical specifications of essential terms and conditions necessary for calls for tender
- development of a preliminary budget and implementation schedule
- advising on the creation of a model contract with the future Contractor
- development of the request for proposal
- carrying out the process of selecting the General Contractor or contractors for individual work packages (in the case of task bundling)
- support in negotiations with potential contractors
Implementation phase
In this phase of the project we offer:
- coordination of the whole process of Project execution in the function of Project Manager / Contract Engineer, including inter alia conducting cyclic coordination meetings with the participation of representatives of all Parties
- comprehensive service of Investor's supervision in the meaning of the Construction Law / including control of the quality and compliance of the works with the design documentation
- day-to-day coordination of project work
- updating of the budget and investment timetable if necessary
- verifying and maintaining cyclical accounts with the Contractor
- holding the Contractor consistently accountable for his contractual obligations
- day-to-day verification of the documentation and any amendments thereto
- giving an opinion on submitted valuations/claims
- taking care of safety issues - compliance with health and safety regulations on site
- ongoing reporting - keeping the Investor reliably informed of the key parameters of the project
- contract administration and filing of documents
- participation and representation of the Investor at the stage of the final acceptance procedure and obtaining the necessary permits
Investor supervision

Experienced Team of Supervising Inspectors:
- verifies and gives its opinion on the project documentation
- carries out on-going checks and acceptance of the work in progress, making appropriate entries in the construction logbook
- checks the quality of the work performed and its conformity with the approved documentation, the permits issued and the requirements of the applicable legislation and standards
- gives its opinion on and accepts proposals for materials and equipment to be incorporated
- draws attention to the dangers and observance of health and safety regulations
- monitors the progress of the work and its advancement against the schedule

Energy Optimisation of Facilities
This branch of our activity was born out of the needs of the client and the current times. Today, in the era of the energy transition, many operating plants – clients are faced with the need to adapt their facilities to new standards, norms and changing regulations and, consequently, to increase the energy efficiency of both facility and technological equipment and installations. Rising energy costs are the main reason for seeking savings in the ongoing operation of facilities and the desire to improve the existing state.
As part of the above optimisation:
- perform an energy audit of the existing state
- define areas for improvement, categorising them according to an appropriate scale
- recommend corrective action and identify associated investment costs
- determine the benefits of subsequent operation, indicating the expected payback time of individual retrofit measures
Energy modernisation is, of course, not just about the building itself – it is also about facility installations and production processes. Therefore, in our view of this aspect, we focus our attention on defining sources of potential savings by analysing the possibilities for heat recovery from process installations and the use of other sources of energy, which is often a waste product in a plant’s production process.
